An insulated wall on the inside, when the façade cannot change
A lining wall is a new, light wall built a few centimetres in front of an existing outside wall: a metal frame, mineral wool or gypsum-and-cork boards, and plasterboard ready to paint. A false ceiling works the same way, under a roof or a cold floor above. At EnergyEase we use it when blowing the cavity, or capoto on the outside, is not an option.
When we recommend it
- The wall has no cavity to fill, and capoto is not possible or not wanted.
- You live in an apartment or a historic building and the façade cannot be changed.
- You want to insulate one or two rooms, not the whole house.
- Noise from the neighbours is also a problem: there is an acoustic version.

What it is made of
- Metal studs fixed to the floor and ceiling, a small gap away from the existing wall.
- Mineral wool between the studs, or gypsum boards bonded to cork.
- Plasterboard (often called pladur in Portugal), ready to paint.
What it costs and how long it takes
In projects we finished in 2025 and 2026, an insulated lining wall on a typical job cost €100 to €200 per m², VAT included and painting excluded. Small areas cost more per m², because travel and set-up hardly depend on the size of the job. Most jobs take 3 to 7 days.
What to know before you go ahead
- Each wall moves into the room, from about 5 cm; more insulation means more thickness.
- Sockets, switches and skirting boards move, and furniture against the wall has to come out.
- The slab edges, where floor and ceiling meet the façade, stay uninsulated. That is why capoto remains the most complete option.
- You need no approval from the building, and you can go room by room.
Frequently asked questions
How much space do I lose with a plasterboard lining wall?
It depends on the insulation you choose. Gypsum-and-cork boards start at about 5 cm per wall; mineral wool takes a little more. The thicker it is, the better it insulates: at the visit we decide with you on the balance between space and insulation.

Do I need my condominium's approval?
No. A lining wall is built inside your home and the façade stays as it is. You can go room by room.
