Summary

Thermal insulation prices per m² in 2026

Prices per m² incl. VAT, with materials and labour included, from projects finished in 2025 and 2026 in the Lisbon and Setúbal region.

WhereTechniquePrice per m², incl. VATDuration, typical house
Cavity wallsBlown-in insulation in the cavity€25–45/m²1 to 3 days
Façade, from outsideCapoto (ETICS)€70–130/m²3 to 6 weeks
Walls, from insideInsulated lining wall€80–200/m²3 to 7 days

On small areas the price per m² goes up, because travel and preparation hardly depend on the area. The final price is always the one in the written quote, after the visit.

By technique

What you pay, and what you get, with each option

The right technique depends on the wall, the façade and what you want to change in your home. Here is the price of each one, with a real example and what the price includes.

Cavity walls

Blown-in insulation

Best value

€25–45/m²

Median of €38/m² across 67 projects

Real exampleHouse in Cascais, 105 m² of wall: €3,896

Included in the price

  • Mineral wool or cork
  • Holes sealed, ready to paint
  • 1 to 3 days on a typical house

It only works if the wall has a cavity. The façade stays as it is.

Wall insulation →

External thermal insulation

Capoto (ETICS)

The most complete

€70–130/m²

On a large façade the price per m² drops: €76 on 225 m²

Real exampleFaçade in Oeiras, 225 m²: €17,172

Included in the price

  • EPS or rock wool boards
  • Scaffolding, reinforced render and painting
  • 3 to 6 weeks

It also insulates pillars, beams and slab edges. In an apartment building it needs the condominium's approval.

Internal thermal insulation

Insulated lining wall

Façade untouched

€80–200/m²

From 40 m² of wall, starting at €80–90/m²

Real exampleOne wall of 24 m²: about €2,300 to €2,600

Included in the price

  • Metal frame and mineral wool
  • Plasterboard, ready to paint
  • 3 to 7 days

Painting not included. You lose some space, from about 5 cm per wall, but you can go room by room.

Lining walls and ceilings →

Attic

Attic floor

Often the cheapest

€25–45/m²

Mineral wool rolls €25–35/m², blown-in wool €30–45/m². Median of €31/m² across 37 projects

Real example80 m² attic with mineral wool rolls: €2,000 to €2,800

Included in the price

  • Mineral wool, blown in or in rolls
  • Fitted on the attic floor

For attics not used as living space, with access to the floor.

Attic insulation →

Ceilings

False ceiling with insulation

No need to break the ceiling

€35–70/m²

Blown in above the false ceiling you already have

Real example93 m² in Lisbon: €2,465

Included in the price

  • Mineral wool blown in above the ceiling
  • Lights taken down and put back up

The same house, two quotes

Why the technique matters more than the material

For a house in Cascais we quoted both options, both ready to paint. The walls had a cavity and the owner chose blown-in.

Capoto insulates more, because it also covers pillars, beams and slab edges, and it renews the façade. Blown-in came to just over a third of the price and is done in days, not weeks. There is no single right answer for everyone: it depends on the façade and the budget.

Capoto (ETICS)

€15,158

Whole façade, with scaffolding

Blown-in insulation

€5,724

Cavity of the same walls

What makes the price vary

Why two houses pay different prices

The area

Travel, set-up and equipment cost almost the same on 20 or 200 m². That is why the price per m² drops on bigger jobs and rises on small ones.

The cavity

With blown-in, a wider cavity takes more material. It is the main reason for the €25–45/m² range.

The state of the wall

Water ingress and cracks have to be repaired before insulating. If we find them, we tell you before we quote.

The finish

Capoto includes scaffolding and painting. A lining wall is left ready to paint, without painting. Always compare what each quote includes.

Spending less

How to lower the cost without insulating less well

  1. Start with the cavity, if there is one

It is the cheapest way to insulate walls. At the visit we check with a small camera whether your wall has a cavity.

  2. Do everything in one job

Walls and attic in the same job means paying for travel and set-up only once, and the price per m² drops.

  3. Compare quotes on the same basis

Price per m² incl. VAT, and what is included: scaffolding, painting, repairs.

Grants in September 2026

We know of no national programme currently open. In Amadora, there is REABILITA.

The municipal REABILITA programme supports work on buildings with two or more units, including thermal insulation of roofs and outside walls: up to 30% of the cost, with a maximum of €15,000, or up to 50%, with a maximum of €30,000, for buildings that are 40 years old or more and achieve a significant improvement. It is paid after the work and the final inspection.

FAQ

Frequently asked questions about insulation prices

Another question? Call us on 210 270 937 or message us on WhatsApp.

How much does thermal insulation cost per m² in 2026?

In our 2025 and 2026 projects, VAT included: blown-in insulation in cavity walls €25–45/m², capoto €70–130/m², an insulated lining wall €80–200/m², the attic floor €25–35/m² with mineral wool rolls or €30–45/m² with blown-in wool, blown-in insulation above an existing false ceiling €35–70/m² and a new false ceiling with insulation €70–160/m². Materials and labour included.

How much does it cost to insulate a 100 m² house?

It depends on what you insulate. With 100 m² of cavity wall, blown-in usually comes to between €2,500 and €4,500. A 100 m² façade in capoto comes to between €7,000 and €13,000. A 100 m² attic, between €2,500 and €3,500. All prices incl. VAT.

What is the cheapest way to insulate a house?

If the walls have a cavity, have insulation blown into it: €25–45/m², in 1 to 3 days. The floor of an attic not used as living space is also cheap: €25–35/m² with mineral wool rolls, €30–45/m² with blown-in wool. Without a cavity, the choice is between capoto outside and a lining wall inside.

How much does external thermal insulation cost?

Capoto (ETICS) costs €70–130/m² incl. VAT, with scaffolding and painting included. On large façades the price per m² drops: on a 225 m² job in Oeiras it came to €76. See the capoto guide.

How much does internal thermal insulation cost per m²?

An insulated lining wall costs €80–200/m² incl. VAT, without painting: from 40 m² of wall, starting at €80–90/m²; on small areas, up to €200/m². If the wall has a cavity, it can be blown from inside, at €25–45/m², without losing any space.

How much does it cost to insulate the attic?

Insulating the floor of an attic not used as living space costs €25–35/m² with mineral wool rolls and €30–45/m² with wool blown in through the roof, VAT included; the median of our projects is €31/m². An 80 m² attic with mineral wool rolls comes to between €2,000 and €2,800. See the attic guide.

Why is the price per m² higher on small areas?

Because travel, set-up and equipment cost almost the same on a small or a large job. For blown-in walls, jobs under 40 m² had a median of €62/m²; above 150 m², €18–32/m².

Do the prices include VAT?

Yes. All prices on this page include VAT, materials and labour. The written quote states what is included in each case.

Are there grants for thermal insulation in 2026?

In September 2026 we know of no national programme currently open. In Amadora, the municipal REABILITA programme supports buildings and condominiums with up to 50%. See the guide to grants.

Do I have to pay for the visit and the quote?

No. The technical visit and the quote are free and without obligation. The written quote usually follows within 48 hours.
