The first question

Insulate the roof or the attic floor?

It depends on how you use the attic. This is also what ADENE, the Portuguese energy agency, recommends: if you use the attic, insulate the roof; if you do not use it, insulating the floor is enough.

The attic is used

Insulate the roof from the inside

€100–160/m² VAT incl.

How
Membrane, insulation, frame and painted plasterboard, under the roof rafters.
Good for
Storage you want to use all year, or a bedroom or office in the attic.

The attic becomes part of the home: less cold in winter and less heat in summer.

The attic is not used

Insulate the attic floor

€25–45/m² VAT incl.

How
Mineral wool rolls or blown-in wool on the slab, above the bedrooms.
Good for
Closed attics with only a hatch, or attics you will not use.

Cheaper and quicker. The attic stays cold, but the home below is protected.

The roof price is per m² of sloping roof, which has a larger area than the floor. Recommendation from ADENE, “Isolamento de Coberturas” guide (in Portuguese). Prices include VAT; the final amount is the one in the written quote, after the visit.

How we insulate

Four layers, under the tiles

The tiles stay in place. We only work inside, under the rafters, and the attic gets a new ceiling, ready to use.

Animation: under the tiles and roof beams we fit the membrane, the insulation, the metal frame and the plasterboard, which is painted at the end
Illustration, not to scale
  1. Tiles, battens and rafters They stay as they are. We do not touch the roof from the outside.
  2. Waterproof, breathable membrane Right under the rafters. It keeps water away from the insulation and lets moisture out.
  3. Insulation Mineral wool, XPS, PIR or cork, depending on the headroom in your attic.
  4. Metal frame and plasterboard The board is moisture-resistant and painted at the end. It is the new ceiling you see.

Will the attic be a bedroom or an office? We add a vapour control layer behind the board. And we keep air flowing under the tiles: that is what prevents condensation.

Materials

Which insulation works from the inside?

All of them insulate well at the right thickness. The choice depends on your headroom, budget and fire rating. We choose with you at the visit.

MaterialInsulates (λ: lower is better)Fire ratingGood to know
Mineral wool0.034–0.044 W/(m·K)A1 non-combustibleThe most common. Needs more thickness than PIR for the same result.
XPS0.034–0.036 W/(m·K)E kept behind the boardRigid boards that do not take up water. Always behind the plasterboard.
PIR (foil-faced)0.022 W/(m·K)E kept behind the boardThe thinnest for the same insulation. Good when headroom is tight.
Cork (ICB)0.039–0.040 W/(m·K)E kept behind the boardNatural and Portuguese, but more expensive. On request.

The lower the λ, the less thickness you need. Values from the technical data sheets of Knauf Insulation, Isover, weber, Onduline and Amorim. ADENE recommends class A1 materials.

Roof insulation from the inside costs €100 to €160 per m² of roof, VAT included, with finish and painting. It is measured on the sloping roof, not on the floor.

The price depends mainly on the material and thickness, access to the attic and the shape of the roof: a roof with many angles takes longer. On a small area the price per m² is a little higher.

Included in the price

  • Waterproof, breathable membrane under the rafters
  • Insulation at the agreed thickness
  • Vapour control layer when the attic is lived in
  • Metal frame and moisture-resistant plasterboard
  • Painting of the finish
  • Cleaning at the end

Not included

  • Roof or leak repairs
  • Replacing tiles or rafters
  • Roof windows and conversion work

“I was very satisfied with the work. The team insulated the walls and the roof of part of the bedroom, with great care and professionalism.

Besides the quality of the work, I would also like to highlight the excellent finishes: the holes made in the ceiling were completely concealed and the walls were repaired and painted with great care.

The improvement in the bedroom's thermal comfort was very significant. I recommend them without hesitation.”

“Very professional and friendly guys. They tackled a completely non-insulated top-floor apartment, loft space for me. It was fairly reasonably priced and only took a day to complete. The team laid a single 5mm reflective sheet which was covered by a 100mm thick, rock-wool slab across the whole floor area of our roof space. It has made a big difference to internal temperatures during cold spells and I hope it may help in the summer months as well. I would recommend if you are an immigrant from northern Europe who feels the cold here during the Portuguese winters and to anyone that prefers a much cosier home.”

Questions

Frequently asked questions about roof insulation

Another question? Call 210 270 937 or message us on WhatsApp.

Should I insulate the roof or the attic floor?

If you do not use the attic, insulate the floor: it is cheaper (€25 to €45/m², VAT included) and quicker. If you use the attic for storage, as a bedroom or as an office, insulate the roof from the inside, under the rafters: €100 to €160 per m² of roof. This is also what ADENE recommends.

How much does it cost to insulate a roof from the inside?

Between €100 and €160 per m² of roof, VAT included. An attic with 40 m² of roof comes to €4,000 to €6,400. The price depends on the material, thickness, access and the shape of the roof. The final amount is the one in the written quote, after the free visit.

How long does the work take?

Usually 1 to 3 weeks, depending on the area, access to the attic and the angles of the roof.

My roof leaks. Can you insulate it?

Not yet. The leak has to be fixed first by a roofing specialist: insulating over it hides the problem and ruins the insulation. We do not do roof repairs or waterproofing. Once it is repaired, we insulate. This is also what ADENE recommends in its “Isolamento de Coberturas” guide (in Portuguese).

My house has no roof underlay. Can it be insulated from the inside?

In most cases, yes. Air must keep flowing between the tiles and the insulation, and no water can get in. At the visit we look at your roof and tell you whether it is possible.

Does insulating a roof from the inside cause condensation?

Not if it is done right. We keep air flowing between the tiles and the membrane, which is breathable, and in a lived-in attic we add a vapour control layer on the inside, with taped joints. Airing the attic every day still helps.

Will I lose much headroom?

A few centimetres: the insulation, frame and plasterboard sit under the rafters. How much depends on the material: PIR is the thinnest for the same insulation. At the visit we measure the headroom and show you how much you lose.

How thick does the insulation need to be?

It depends on the material. For a renovated roof, the Portuguese thermal regulation (REH) sets a maximum U-value of 0.40 W/(m².°C) in climate zone I1, which covers most of Greater Lisbon. At the visit we choose the material and thickness to get there, based on your headroom. Source: Portaria 138-I/2021 (in Portuguese).

Do I need a permit from the council?

As a rule, no: interior works that do not change the façade, the outside of the roof or the structure are exempt from a permit under Portuguese planning law (RJUE, article 6). If the building is listed, part of a condominium, or if you are converting the attic into living space, check with the câmara municipal.

Does it help in summer too?

Yes. The roof is the part of the home that heats up most in the sun. With insulation underneath, much less heat reaches the attic and the rooms below.
